Refused planning applications and appeals

What to do if your planning application is refused and how to appeal a decision.

If your planning application is refused, you may be able to make changes to your proposal and submit a new application. An amended scheme could avoid an unnecessary appeal, saving you time.

If you would like further advice on your amended proposal before submitting a new planning application, submit a pre-application advice enquiry.

Appeal a decision

You can appeal if your application is:

  • refused
  • not decided within given timescales
  • granted with conditions you do not agree with

Appeals are decided by the Planning Inspectorate.

There are strict time limits for when appeals should be submitted.
